The subject of a lack of Forest Hill property bargains over the last couple of years has always been near the top of most local landlord's thoughts. I have built up an extensive database of every property sale in Forest Hill and the surrounding area since the late 1990's, so am able to give an objective and unbiased opinion on what (and what does not) make a good property deal/investment in Forest Hill. Knowing what is happening and what has happened to the local property market in the different areas of Forest Hill (the differences between Honor Oak and Perry Vale or North of London Road and South of London Road) or comparing Forest Hill against say East Dulwich, Sydenham and Catford, enables me to spot any trends or opportunities for buy to let landlords. One bargain I spotted last year and made a note of was a one bedroom studio flat on Paxton Road (just off the B227 Perry Rise) the property sold for £115,000 in June 2013. After, what can only be described as minor cosmetic works, the property was resold in August 2014 for £165,000 a rise of 43% which is absolutely superb when you consider that properties values only rose by 18%-19% in Forest Hill over the same time frame.Another property that I spotted in the Spring of 2013 was on Siddons Road. It sold in 2013 for £421,500. However, 15 months later after appearing to spend no more than £5,000/£6,000 on the property, the owners sold the property for £580,000, £45,000 over the Spring 2013 marketing price. Again, another example of those owners giving a facelift to the property, so they saw a rise of 38% whilst the Forest Hill general market only rose by between 18%-19%.
